If
the US Navy Seals taught an elite real estate course and developed a
real estate boot camp, without a doubt, their teaching of investing and
the operation of those investments, would parallel in comparison to
what Todd Dotson has created in his Tactical Real Estate seminar.
Todd Dotson who started his career in the US Air Force Academy
transferred to San Jose State College to receive a degree in teaching
and branched off into an unconventional practice of real estate that I
refer to as “real estate investing with a twist”. Utilizing the tactics
and philosophies practiced by the US Navy Seal known as “fast rope in
and fast rope extraction out”; or in tactical real estate terms “get
in, get out, and get paid”. Todd addresses two audiences, the “trained
tactical investors” as well as those who are just beginning their
journey in real estate investing. Both think better with cash in their
pockets.
This boot camp shares the methods of generating quick cash to pay day-to-day bills and teaches what others want to know about today’s investing. Todd takes the Navy Seal approach by being very target driven; he doesn’t believe in simply waiting for something to happen. Todd takes a very active approach and gives examples and ideas that guarantee results. Todd advises you to get into the owner’s decision-making factor by persisting to make contact with them each month. Instead of a mass post card system, which carries an expense, lock in to pin pointed targets and keep building information and contact
points within these targets.
One idea he gave was to develop a list of fifty ugly houses in your
farm target market and contact the owner personally. Todd gave us
several ways to obtain the information necessary to contact the owners.

with neighbors on either side of the residence to see if they know how
to get in touch with the owner; sending a letter to the address noting
“Please Forward” or “Address Service Requested”; paying a skip trace
company to find the owner.
He provided sample conversation that would take place with these owners once contact was established and shared the exit strategy necessary to garnish quick cash from these properties by flipping them to other investors.
